Legacy Rocks!

You know the saying that behind every great woman there is a great man, etc? Well, behind every great producer there is a great company! I have just spent the last 2 days at our Annual Sales Retreat. We have won awards, put our 'dream' board together of our wish list for the year, and supported each other in our 2016 journeys! Legacy helped 4025 families last year with only 33 loan officers! I will save you the math, its an average of 10 loans per loan officer (industry average is 3) ! I'm surrounded by rock stars! Why Legacy? We close loans efficiently, on time and with tons of communication. And we only hire rock stars. THAT'S WHY! #legacyrocks #hdzteamrocks

TRID TRIVIA - True or False?

For the 3 day waiting period to start after the CD is delivered to the borrower, they MUST esign it.
False! As long as it is sent through our system, and we track that it was viewed and opened with a time stamp, we are good! BEWARE. Some lenders are taking this to the extreme, and making the customer actually sign before the 3 days can start.

TRID TRIVIA - True or False?

I heard that on an investment property purchase that is used for business purposes, the TRID rules do not apply.
BOTH- True and False! It's true, however, every single investor we sell to defaults to false, because this point is extremely hard to prove. The extra days/effort to prove the point, you might as well comply anyway! Its quicker!

The non signing spouse (on a primary purchase), must sign the deed of trust, and the Closing Disclosure at closing.TRUE! We are in a community property state, and lenders require this. However, there is a work around. If the spouse immediately (at closing) deeds over his/her interest in the property and it is recorded, there is this work around. We had a client recently with a prenup agreement, and was adamant about this. We worked around it!

What the Hernandez Team is Grateful for This Year

Happy New Year!
Out with the old, in with the new. That was then this is now. Clean slate. Call it what you wish, it means starting over!

Before we close last year's chapter, I would like to express how GRATEFUL I am for all of you. Our referral partners! Sincerely, from the bottom of my heart, and with tears in my eyes, my self and my team want to be sure you know how much we appreciate you.

In January 2015, Kenny and I lost our mother to cancer. As many of you may know, or now you do, that Kenny , our Team Manager, and I are siblings. The loving support of our team of 10 was incredible. They stepped up, filled in the blanks, and we were able to continue on and focus on you , our VIP's, and we completed our first full year at Legacy. We finished the year with a 24% increase in closings, ending the year at helping 208 families for $56 million!

We also welcomed new members on the team. Laura, my personal assistant. She is Sarah's (processor) sister. Now another sibling duo in our crew! Mary was promoted from receptionist to Production Associate; Raquel was hired as our Client Coordinator, as Monique, her predecessor, advanced to Set Up! The year would not be complete if we did not wish our exiting team memebers well in their new opportunities. Emily and Jason left us to pursue other career paths, and we are so grateful for the effort and enthusiasm they gave us every day in helping our clients!

Our goals for 2016 include focusing what I call the 3 G's. Gratitude, Graciousness and Generosity. We have plans to increase 28% this year, to have our best year ever with 264 families to experience our consistent, reliable, and amazing home buying experience.

WE LOVE BEING YOUR GO TO  LENDER, and wish you prosperity and health in 2016!

Star Wars Craze!

Happy New Year!

For those of you that tuned in last time, YES, I did wear the full blown Princess Leia costume to the Star Wars Episode 7 movie with my family. You only live once you know. A little Star Wars trivia for you: Darth Vader appears for a total of 14 minutes in all of the first 6 episodes (well really E 3-6).
As my team has now closed more than 35 TRID loans since Oct 3, we have more 'trivia' to pass on!
 
TRID TRIVIA- True or False
  •  The 3 day waiting period after delivery of the CD is waivable. TRUE - but BEWARE. The only reason is if there is an extreme, provable financial emergency  and that is that the property in question is pending foreclosure. There are rumors going around of other circumstances. NOT TRUE. 
  • An Amendment last minute for seller credits will delay our closing. FALSEIf Legacy is your lender. We realize there are last minute changes, and we can get the loan back into underwriting quickly and returned to the closing department to continue to prepare the CD. We have had alot of realtors forget to send us the amendments. It happens. Please send to us AND title as soon as you have it! Just to be sure closing is not delayed even a few hours!

 We are still accepting Jan 31 closings for any contract received by Jan 5 (excluding Jumbo loans).
